Apartment Turnover Service
Our most popular property management service. When a tenant moves out, we handle the complete unit turnover in one visit so you can get the unit back on the market as fast as possible.
A full apartment turnover includes trash out and removal of all remaining tenant belongings, move-out cleaning coordinated through our trusted cleaning partners, minor repairs including blind replacement, door adjustments, caulking, outlet covers, and drywall touch-ups, lock changes with new keys provided, smoke detector testing and replacement, and comprehensive photo documentation of the unit condition emailed to you within 24 hours.
Full turnover package pricing is $500 to $800 per unit depending on size and condition. Trash out only is $250 to $400. Move-out or move-in cleaning is $150 to $300. Lock changes are $50 per lock. Smoke detector check and replacement is $25 per unit.
Property managers with 5 or more units can request custom monthly maintenance package pricing.
Estate Cleanout Coordination
We do more than just haul. We coordinate the entire estate cleanout process as a single point of contact for families, attorneys, and executors.
Our estate cleanout coordination includes an initial family consultation to identify items to keep, donate, sell, and remove. We coordinate donation pickups with local organizations including the Northampton Survival Center and Amherst Survival Center. We connect families with estate sale companies for items of value. We schedule family members to pick up personal items before the cleanout. Our crew handles the complete cleanout of all remaining items. Final cleaning is coordinated through our cleaning partner network.
Full estate cleanout coordination is $1,500 to $3,000 depending on home size and complexity. This is project management pricing, not just hauling. Families dealing with a deceased relative or a parent moving to assisted living pay for the coordination and peace of mind, not just the labor.
Cleanout labor only is available at $100 per laborer per hour. A full 16-foot truck load is $250. Dumpster rental is available at $650 for a 15-foot dumpster or $800 for a 20-foot dumpster.
Property Condition Inspections
We provide property condition inspections for landlords, out-of-state property owners, and real estate investors who need professional eyes on their property.
A standard inspection includes a 30 to 45 minute walkthrough of the entire unit or property. We take 20 to 30 photos documenting the condition of walls, floors, ceilings, fixtures, appliances, plumbing, electrical, windows, doors, and exterior. A digital inspection report is emailed to you within 24 hours.
Standard inspection with photo report is $100 per unit. Pre-move-in or pre-move-out inspection for security deposit purposes is $75 per unit. Monthly property check for out-of-state owners including visual inspection, mail collection, and photo report is $75 per visit.
Rental Property Punch-List Service
Landlords constantly need minor repairs completed between tenants or during tenancy that are too small for a licensed contractor but too important to ignore.
Our punch-list service covers blind and shade replacement, door adjustments and hardware repair, caulking around tubs, showers, sinks, and windows, weatherstripping for doors and windows, outlet and switch plate replacement, drywall touch-up and patching, shelf and curtain rod installation, cabinet hardware replacement, toilet seat and showerhead replacement, smoke detector and CO detector installation, light fixture replacement, and minor plumbing fixes.
Punch-list labor rate is $75 per hour. Materials are billed at cost. We can work from your punch-list or create one during a property inspection.
Downsizing Consultation for Seniors
Downsizing is different from moving. Before anyone packs a box, someone needs to help the senior or family make difficult decisions about decades of belongings.
Our downsizing consultation is a compassionate, no-pressure in-home meeting where we walk through the home room by room and create a plan for every item: keep, donate, sell, or store. We then provide referrals for estate sales, storage facilities, senior moving resources, and charitable donation organizations.
In-home downsizing consultation is $200 to $400 depending on home size. Consultation plus full move coordination through Haul of Fame Movers is available at custom pricing. The family gets one vendor who handles the plan and the execution.
We work with elder law attorneys, estate planning attorneys, senior living communities, and aging-in-place organizations throughout Hampshire, Hampden, and Worcester counties.
Junk Removal
Professional junk removal is available as a standalone service or as part of any turnover or cleanout package. Laborer rate is $100 per hour. Full 16-foot truck load is $250. Mattress or box spring removal is $60 each. Television removal is $80 each. Freon unit removal including refrigerators and air conditioners is $80 each.
We recycle and donate usable items whenever possible.
